Broker Acknowledgement

This form must be printed out and completed by the selling broker of any REO property listed with Signature Brokers/Jeff Fogler and/or the Fogler Team. This form needs to accompany any initial offers submitted to The Fogler Team via fax or hard hard copy.
Please initial each item and sign where indicated.
I am the selling broker of the above-mentioned property. By signing this form I understand and agree to comply with the following:
_____1. Original correctly completed contracts and all associated docs including earnest money (further referred to as DOCUMENTS) will be delivered to the offices of the Fogler Team located at 5031 S. Ulster St. Building 4, Suite 455, Denver, CO 80237.
_____2. I understand that the DOCUMENTS need to be delivered to the offices of the Fogler Team with 48 hours of verbal contract acceptance (unless other provisions have been agreed upon). If DOCUMENTS are not delivered within the agreed upon time, then it is understood that the contract will be cancelled. My buyer will then be required to resubmit another offer which may or may or may not be accepted under the original offer terms and conditions. I also understand that until The Fogler Team has received said DOCUMENTS, the property will remain in an Active status. The Seller shall have the right to entertain, negotiate and accept any offers received prior to the receipt of the DOCUMENTS.
_____3. I will give at least 3 days notice to the Fogler Team for any inspections which will require the turn-on of water, electricity or gas.
_____4. I understand that if any municipality or utility company requires that someone be in attendance at a property in order to turn on utilities or water for our inspection(s) that this will not be a responsibility of the Seller or it's agents. I will make the necessary arrangements to complete this task.
_____5. I understand that I will be responsible for any damage resulting in freezing pipes due to neglecting to shut off the main interior water supply, and opening all faucets after the conclusion of any inspection(s) of this property that have been conducted on my buyer's behalf.
_____6. I understand and informed my buyer that if they want to conduct an inspection of plumbing that is currently winterized and want water in the lines then: A check for $250.00 made payable Gleam Team must accompany Documents to re-winterize the property if your buyer plans on de-winterizing the property for their inspection. If your buyer does not want to have the property de-winterized, then no payment is needed. Also, Buyer must sign a Water Turn on and Winterization Agreement.
_____7. I acknowledge that I have fully read and understand any hard copy or web-based instructions that I have been directed to in the broker remarks section of the MLS.
_____8. I acknowledge that my Buyer has read any Seller Addendums pertaining to this property and agrees to their terms.
