Buyer’s Water Turn On and Winterization Agreement

Section 1. INITIAL AND SIGN IF INSPECTION TAKES PLACE BETWEEN October 1st and March 31st 

 

The prospective buyer (hereinafter called “The Buyer”) understands that the plumbing system of the above-mentioned property which they intend to purchase may be currently winterized.*  In the event that the Buyer’s inspection takes place during the period between October 1st and March 31st (Winterization Period) and upon said inspection it is observed that the property is not winterized or that there is flowing water, and/or there is plumbing system freeze damage, and/or pipes are already leaking or frozen, then they are to immediately notify the Listing Broker so that the winterization status can be verified as “not Winterized” at which time the Listing Broker will accept responsibility for said damage.  If the Buyer does not contact the Listing Broker upon finding that the property is not winterized and/or there is flowing water, and/or there is plumbing system freeze damage and/or pipes are already leaking or frozen, it will be presumed that damage was caused by the Buyer as a result of allowing water to flow through the system.

 

1.1.  The Buyer understands that if they are de-winterizing the property for plumbing inspection purposes by allowing water to flow from the main water inlet between October 1st and March 31st, then they will pay $250.00 to our authorized professional contractor "Gleam Team" to have the re-winterization done.

 

Buyer initial one:          (Initial only if the inspection is between October 1st and March 31st)

 

_________ We will not de-winterize the property for our plumbing inspection.

 

 

_________ We will pay Gleam Team $250.00 prior to performing our inspection so that they can re-winterize the property after we turn the water on. This fee also includes having the contractor meet the water company for turn-on if needed.

 

 

1.2. Thermostat in this property should set to about 65 degrees Fahrenheit and indoor temps should be in that range. If furnace is not blowing warm air, please notify a representative of Signature Brokers immediately.  

 

* If upon the Buyer’s plumbing inspection, it is observed that the property was not winterized prior to the inspection (see section A) and verified as “Not Winterized” by the Listing Broker, then the Winterization Fee will be refunded to the Buyer.

Section 2. INITIAL AND SIGN IF INSPECTION TAKES PLACE BETWEEN April 1st and September 30th

 

Buyer initial one:

 

_______ We will make arrangements with the local water company to have the water turned on at the street and then turn water on inside the property. We understand that some water companies require a fee to reserve an exact time for them to be met at the property, otherwise they will give us a window for free. If we request an exact time, we agree to pay a fee of $100.00 in advance of the water turn-on to Signature Brokers for payment to the water provider. If the amount turns out to be less, then it will be credited to us at closing. If we reserve an exact time and the fee is not paid in advance to Signature Brokers, then we understand that a fee of $100.00 will charged to us at closing.

   

_______We will make arrangements for water turn-on with Gleam Team.  We understand that a fee of $100.00 will be charged. We agree to provide at least 2 days advance notice of the inspection to the contractor to perform the following:

       1. Turn on the water at the street (meet the water company if necessary)

       2. Turn on the water in the house.

       4. Fill water heater and pipes.

       3. Check for leaks and informing us of what was found.
